I think it will be early 2010. With interest rates this low, investors are waiting for the perfect time to pounce. Also, don't forget that foreign investors are waiting to get in at this low.

I also said 2010, but I don't think that's when the market will be bullish- as in over-inflated prices again. I think 2010 will be stable. Perhaps back at 2004 prices?

yup, hopefully early 2010. I agree that it wont be making any serious gains, but it will be more stable and give investors / buyers a chance to do their thing before prices go up again.
In Hawaii, as far as vacant land is concerned in some areas we are below 2004 prices, now is a great time to buy here.
House prices are back to about '05 prices. Not to shabby!

think 10 yrs plus, people. there are many more shoes ready to fall. by next year mortgages will be 3 points higher. demand for housing will fall as well, rentals will increase.
overall values will fall 20-30% more as the stock market hits 3,000.
